When you're house hunting, it's easy to fall for the kitchen or the view and miss the things that affect how a home feels to live in. Hidden moisture, a mobile phone tower down the street or a busy main road are much easier to avoid than to fix later.

Start from your desk

Before you even book an inspection, you can check a lot online: nearby mobile phone towers and power lines, flood and drainage risks, main roads and flight paths, and warning signs in the listing photos.

Then at the inspection

Use your eyes and your nose. Look for stains, peeling paint and fresh paint in odd places. Notice musty smells. Ask about leaks, renovations and what's been done to the home.

The Healthy Home Buyer's and Renter's Guide

I've put all of this into a step-by-step guide through my other business, The Healthy Home Coach. It's a 36-page guide for anywhere in Australia, covering what to check from your desk, what to look at, smell and ask during inspections, and how to rule out unsuitable homes before you pay for professional inspections. It's a $49 instant download.

Found the one?

In Northern NSW and South East Queensland, I can do a pre-purchase or pre-lease building biology inspection before you commit, checking moisture and mould, electromagnetic fields, radio frequency EMF and indoor air.
